Our client is an organization in the Minneapolis, MN area looking for an Associate Controller – Property Management. Our client is looking for someone with a strong property accounting background, proven leadership experience, and expertise in affordable housing accounting. This individual will oversee the property accounting function across a diverse real estate portfolio while partnering with operational leaders to ensure accurate financial reporting, regulatory compliance, and continued process improvements.

 

The salary range for this position is $100k–115k.

 

The Associate Controller will be responsible for, but not limited to, the following:

 

RESPONSIBILITIES

  • Oversee all accounting operations for a portfolio of approximately 45 properties, ensuring accurate and timely financial reporting.
  • Manage the monthly, quarterly, and annual close processes for the property portfolio.
  • Lead annual audit processes for approximately half of the property portfolio, coordinating with external auditors and internal stakeholders.
  • Oversee tenant rent accounting and collection processes while ensuring the integrity of property financial records.
  • Manage accounting for development projects, including construction and work-in-progress (WIP) accounting activities.
  • Partner with property management leadership to develop annual operating budgets and monitor financial performance throughout the year.
  • Ensure compliance with government contracts, loan agreements, affordable housing regulations, and third-party reporting requirements.
  • Supervise and develop a team of accounting professionals, providing coaching, mentorship, and performance management.
  • Oversee multi-entity accounting activities and ensure consistency across the property portfolio.
  • Collaborate with corporate accounting and finance leadership to support organizational initiatives and reporting requirements.
  • Identify opportunities to improve accounting processes, strengthen internal controls, and enhance operational efficiency.
  • Utilize Yardi and other financial systems to support reporting, analysis, and accounting operations.
  • Support special projects and strategic initiatives as assigned.

 

The Associate Controller will possess the following:

 

EXPERIENCE REQUIRED

  • Bachelor’s degree in Accounting, Finance, or a related field required.
  • 5+ years of progressive accounting experience, including leadership responsibilities, required.
  • Property accounting or affordable housing accounting experience required.
  • Strong knowledge of LIHTC programs and compliance requirements required.
  • Proficiency with Yardi required.
  • Experience supervising and developing accounting teams, including 3–4 direct reports.
  • Experience with multi-entity accounting required.
  • Experience with construction or work-in-progress (WIP) accounting is a plus.
  • Strong understanding of financial reporting, audits, budgeting, and internal controls.
  • Excellent organizational and project management skills with the ability to prioritize multiple competing deadlines in a fast-paced environment.
  • Strong communication and interpersonal skills with a collaborative, team-oriented approach.
  • Positive attitude, adaptable mindset, and patience working within evolving systems and processes.
